Terms of service
What we owe you, what you owe us, and what happens when either of us wants out.
Draft, 31 August 2026. Not yet reviewed by a solicitor. For a signed agreement we will send the reviewed version — ask.
1. Who you are contracting with
GuestAgentics is a trading name of A Fuller Life AI Ltd, registered in England & Wales, company number 17164138, registered office 128 City Road, London, EC1V 2NX. "We" and "us" mean that company. "You" means the person or business taking the service.
2. What the service is
Six roles — Front Desk, Housekeeping, Night Manager, Owner Relations, Back Office and Compliance Manager — working on your short-let properties through the booking platform you already use. What each role does is described on this site, and the description on the day you order is the one that applies.
This is a written-channel service. It handles messages; it does not take phone calls or handle voice.
We integrate with third-party platforms such as Guesty. We do not control those platforms. If one changes or withdraws its API, the affected role may be reduced or suspended; we will tell you promptly and, if we cannot restore it, you may cancel that role without penalty.
3. Supervision, and who decides
While a property beds in, a member of our team checks the roster's actions before they happen. Coming off supervision needs two agreements — ours and yours. Either of us can say not yet, as often as we like. Nothing graduates because time has passed, and autonomy is granted per property, never across your account.
4. Price and payment
- The audit is free and commits you to nothing.
- Onboarding is £699 for the account with your first property included, or £350 on an annual commitment. Each additional property is £99.
- The subscription is per property, per month — Front Desk £39, any other role £15, or £89 for all six. Portfolio rates apply as published.
- Annual plans are billed as 10 / 12 — ten months paid, twelve months served.
There is no minimum term on a monthly plan — no lock-in, and you can stop on 30 days' notice as set out below.
Prices exclude VAT where it applies. We will give 30 days' notice before changing the price of an existing subscription, and you may cancel within that notice rather than accept it.
5. Ending it
Monthly plans: cancel any time with 30 days' notice, effective at the end of the paid period. We may also end a monthly plan on 30 days' notice; if we do, we refund anything you have paid for service you have not received and help you hand over.
Annual plans run to the end of the term, and the reduced onboarding fee is conditional on that term. The terms for ending an annual plan early are set out in the Terms of Business that come with your quote — ask to see them before you sign if you would rather read them first.
Onboarding fees are not refundable once the build has started, because the work is done up front.
Either of us may end this immediately if the other commits a material breach and does not fix it within 14 days of being told. On termination we stop processing, and on request return or delete your data as set out in the data processing terms.
6. Your side of it
What the roster says to your guests goes out in your name, and stays your responsibility — the same as it would for a member of your staff. We configure it from what you give us and build in guardrails and escalation, but you are the one the guest is dealing with. If something reads wrong, tell us and we will fix the configuration.
You need the right to give us access to the platforms and properties you connect, and the information you give us needs to be accurate — the roster answers from what you tell it, so a wrong door code is a wrong door code. You must not use the service unlawfully, or to send anything deceptive or harassing.
7. Data protection
For your own account details, we are the controller — see the privacy notice.
For the personal data of your guests, owners and contractors, you are the controller and we are your processor. Our obligations under Article 28 of the UK GDPR, and the list of sub-processors we use, are in the data processing terms, which form part of this contract.
8. What we do not promise
We aim to respond to guest messages in under two minutes, around the clock. That is a service standard we hold ourselves to, not a guarantee — platform outages, API changes and force majeure are outside our control.
The roster is not a lawyer, an accountant or a safety inspector. Compliance Manager tracks dates you give it; it does not certify that a property is compliant. Back Office prepares figures; it does not file your return. You remain responsible for your legal obligations as a host.
9. Liability
Neither of us limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.
Otherwise, our total liability in any twelve-month period is limited to the fees you paid us in that period, and neither of us is liable for indirect or consequential loss, or for loss of profit, revenue or goodwill.
10. Intellectual property
We keep ownership of the software and everything behind it. You keep ownership of your content — your property details, your guest data, your voice. We use it to provide the service and for nothing else, and we do not use it to train anyone's models.
11. General
These terms are governed by the laws of England & Wales, and its courts have exclusive jurisdiction. If a clause fails, the rest survives. Nothing here creates a partnership or agency between us.
